Choose by commute, not just distance
Hang Dong and Mae Hia are common starting points for families, but two homes in the same district may have very different routes. Pin the school entrance and visit at drop-off and pick-up times. Check the route again in rainy weather if drainage matters to you.
Make a shortlist
Set a monthly budget, minimum bedrooms, move-in date and pet requirements. Include the cost of transport and any common fees.
Inspect the home
Check bedrooms, storage, parking, internet options, air conditioning and the space where children will spend most of their time.
Confirm the terms
Ask what the rent includes, who maintains the garden or pool, and whether the owner accepts your pets in writing.
Compare actual routes
Test the journey from each address to the school, shops and activities your family uses regularly. Travel times are estimates until you make the trip.
