03 / BUYING

A practical checklist before buying

Before paying a deposit, ask for documents and make the checks relevant to the property type. An independent Thai lawyer and the responsible authorities can verify legal details.

Title and seller

Match the seller's identity to the current land or condominium record. Check the original documents, boundaries and any registered obligations.

Access and services

Confirm legal access, water, electricity, drainage and the cost of any shared services. Visit after rain if flooding is a concern.

Building condition

Inspect structure, roof, leaks, electrical and plumbing systems. For a condo, ask about common fees, outstanding balances and building rules.

Contract and costs

Put the included items, deposit conditions, transfer date and each party's costs in writing. Obtain a transaction-specific estimate before committing.

Foreign buyers: ownership options differ for land, houses and condominium units. Obtain independent legal advice on the proposed structure before signing or transferring funds.
